The Role: 

MetLife Investment Management (MIM) is a premier asset manager with breadth across various asset sectors, global markets and strong asset-liability management capabilities.  With over $660 billion in combined domestic and international assets under management and a multi-billion-dollar annual cash flow, MIM is an important contributor to MetLife’s financial performance.  The primary objective of MIM is to maximize MetLife’s long-term economic value by investing in assets that support both the company’s liabilities and our third party client investment strategies and produce a consistent stream of operating earnings.

MIM Real Estate maintains a portfolio comprised of equity real estate investments, commercial mortgages and agricultural mortgages on behalf of MetLife and third party clients. MIM Real Estate’s Equity Strategies Group (ESG) sources and manages commercial real estate investments through seven regional offices in the U.S. and International offices in London, Tokyo, Mexico City and Santiago.  The Assistant Portfolio Manager will provide tactical support for MIM Real Estate’s approximate $17 billion General Account platform with direct responsibility for a select portion of this portfolio.  Specific responsibilities include;  supporting the Portfolio Manager in all aspects of account management, including; new investment selection and portfolio analysis, leading  the development and execution of property level strategic plans (e.g. leasing goals and major capital initiatives), monitoring client account performance and investment strategy with respect to stated mandate goals and return targets, and preparation of account performance reporting and other client facing communications.  The Assistant Portfolio Manager will have a direct impact on MIM Real Estate’s ability to provide best-in-class; account performance, asset sourcing, and client service.

 

Key Responsibilities:  

  • Provide tactical support to the Portfolio Manager, driving portfolio growth and performance through active portfolio management of a significant portion of MIM Real Estate’s General Account portfolio, covering all major property types and select alternatives in the Core, Core-Plus and Development/Build-to-Core risk sectors.
  • Partner with the Portfolio Manager and the Head of Acquisitions to communicate account investment criteria and portfolio needs to MIM Real Estate’s regional acquisition specialists.
  • Review all new account investment opportunities, participate in Investment Committee, and prepare investment summary recommendations and portfolio analysis for the Portfolio Manager. 
  • Build trusted relationships with the internal client and broader MIM Real Estate platform, which includes ongoing distribution of acquisition pipelines, obtaining deal approvals, asset/market tours and MIM Real Estate regional office communications.
  • Assist in coordinating quarterly client meetings as necessary, providing content and insights consistent with best-in-class asset managers.
  • Active involvement (collaborating with MIM Real Estate’s regional asset managers) in executing asset level specific goals, including operating performance, leasing, and major capital improvement initiatives.
  • Partner with other MIM business partners including Investor Services, Legal, Finance and Compliance in support of MIM’s targeted growth and performance goals.
  • Quarterly monitoring of asset and portfolio-level Net Investment Income (NII) projections, return attribution, and various other exposures.
  • Participate in various working groups relating to alternative investment strategies, risk-based capital and other enterprise initiatives.
  • Oversee the completion of account performance reporting and account and investment level sensitivity analysis for clients and internal Portfolio Management.  Work with Regional teams to maximize performance of the assets

 

Key Relationships:
Reports to: Managing Director & Senior Portfolio Manager, Real Estate, MetLife Investment Management
Key Stakeholders: Works in partnership with AIC, Finance, Real Estate Risk/Research/Analytics Group, ESG senior management, Legal and the Real Estate’s Regional Offices throughout the US.

 

Essential Business Experience and Technical Skills:

  • BA/BS in real estate or finance, MBA preferred.
  • 10+ years of relevant experience in institutional real estate investment management, preferably in an acquisition, asset management or portfolio management capacity.
  • Ability to multitask in, high performance, collaborative environment.
  • Strong knowledge of Microsoft Excel and Argus.
  • Familiarity with other real estate specific applications, such as: PowerBI, View The Space (VTS), Chatham Financial and MRI/Yardi a plus.
