Department: Residential Whole Loan Trading - The Residential Whole Loan Trading team seeks to offer investors access to an actively managed residential loan portfolio consisting of residential whole loans and Single Family Rental debt and equity investments.  The department’s goals are to generate attractive income relative to traditional fixed income sectors. Our experienced Residential Whole Loan Trading team establishes long lasting relationships that have resulted in healthy deal flow from segments of the residential credit markets that we find most attractive. Proprietary analytics help enhance MetLife Investment Management's trade analysis, diligence, and on-going monitoring in an effort to drive increased returns in our client portfolios.

 

The Role:

As the Director Private Assets you will lead a substantial share of the investment sourcing of Single Family Rental (SFR) debt and equity transactions.  You will manage transactions from start to finish including pricing, contract negotiation, diligence and closing.  In addition, given that you will be involved throughout the process, you will develop lasting relationships with the counterparties which is integral in garnering repeat transactions.  Responsibilities also include portfolio reporting. You will also become involved with many of the asset optimization initiatives around capital efficiency and portfolio yield enhancement.

 

Key Responsibilities:

  • Source – Find new debt and equity opportunities including developing new trading relationships with Single Family Rental operators . 
  • Manage and further develop current relationships. 
  • Further optimize debt and equity investments in the portfolio - Explore more efficient capital paths for the assets, public securitization options and portfolio yield enhancement opportunities.
  • Reporting – this is an asset class that has thousands of underlying properties; responsibilities include identifying and executing on opportunities to enhance, automate and increase efficiency in portfolio reporting.
  • Build and maintain relationships with outside and internal legal counsels.
  • Legal Document Negotiation – lead the legal document negotiations on the assigned transactions, understanding key risks we need to mitigate for our clients participating in the transactions and understanding market standards for these transactions. 
  • Due diligence – review third party diligence reports to determine suitability of specific properties being included in the transactions.
  • Present to third party clients, actively participate in pitching the asset class to unaffiliated third-party clients.

Candidate Qualifications:

 

Essential Business Experience and Technical Skills:

 

  • Strong knowledge of Single Family Rental and housingmarkets,  5+ years of experience in these markets is preferred.
  • Ability to build and foster counterparty relationships.
  • Contract negotiation skills and knowledge of marketplace legal covenants for investors in this asset class.
  • Ability to determine appropriate pricing levels for transactions with an understanding of relative value to other residential credit investments.
  • Strong presentation skills.
  • Ability to process large amounts of data and provide management reporting.
